For a standard property sale deed registration, you will need the original title deed of the seller, an Encumbrance Certificate (EC) from the sub-registrar's office, identity proof (Aadhaar/PAN) for both parties, a passport-size photograph, property tax receipts, and the no-objection certificate if applicable. We provide a complete personalised checklist after your initial consultation.

Once all documents are in order, registration at the Kolkata sub-registrar's office typically takes 1–3 working days. Delays usually occur due to incomplete paperwork — which we help you avoid entirely.

Stamp duty in West Bengal is generally 6% of the property value (5% stamp duty + 1% additional), plus 1% registration fee. Rates may vary based on property type and buyer category (women buyers receive a concession). We calculate the exact amount for your specific case.

Affidavits & POA
